Leasing

  1. Evaluation of property, including estimate of potential income
  2. Placement of appropriate marketing of the property
  3. Fielding prospective tenant enquiries
  4. Showing property to prospective tenants
  5. Screen tenant applications including conducting credit checks and contacting previous landlords
  6. Execute all necessary documents, including lease and Form K's for strata’s
  7. Inspect and document property prior to occupancy
  8. Arrange trades if and when necessary
  9. Coordinate tenant move in
  10. Inspection of property

Property Management

  1. Collecting and recording all income
  2. Provide individual property and owner trust accounts
  3. Provide ‘trust accounting’ procedures
  4. Pay agreed expenses as set out in service agreement
  5. Provide monthly financial statements
  6. Coordinate all tenant matters
  7. Provide 24-hour emergency contact for clients and tenants
  8. Arrange repairs and maintenance in accordance with client instructions
  9. Hire and supervise resident caretaker(s) when applicable
  10. Coordinate building, ground maintenance and contractual services
  11. Non-resident submissions (taxation)
  12. Purchase of equipment and supplies, as necessary
  13. Arrange insurance at preferred rates
  14. Arrange property inspections
